We create a detailed needs assessment that will determine your budget, lifestyle needs, size, age and locations you would like to explore and visually set your parameters on a map.

DISCUSS FINANCING

Pre-approved financing will give you the purchasing power to confidently place an offer on your chosen property. We introduce this process to assist in determining your requirements and, if needed, introduce you to a mortgage broker who can champion your financial needs, such as those on our resources page.

PROPERTY TOURS

March 11, 2019

We will tour a sample of properties to refine your criteria and focus; we will continue to tour and visit relevant properties until you find your ideal home and recalibrate based on any changes.

PREPARE AN OFFER

We will review recent sales in the area/building, the market trends and the seller’s situation to determine the ideal offer price to set and the best dates to present.

SUBJECTS

March 11, 2019

In many scenarios there will be a subject period. Expect a two to ten-day due diligence period for approval of your financing, the building inspection, the review of all the relevant documents, zoning and disclosures. On occasion, purchasers will submit a subject free offer and, if this is the case, we will walk you through all of your options and advise you of any precautions or issues that you should be aware of prior to writing an offer without subjects. We will always ensure you are able to do ample due diligence. At the end of this period we will remove subjects if all is in order, else we will recalibrate your search.

DEPOSIT

Once the offer is accepted you will typically be asked for a 5% deposit. We recommend that you retain a lawyer or notary for conveyancing at the date of completion. Our resources page suggests the names some of our clients have used.

CONGRATULATIONS

You now own a home and the sale will complete when the title transfers to your name. If you have purchased a detached home, you are free to do any renovations or to move in as-is. If you have purchased an attached property, you can now make a request to the strata in order to start any renovations or you can move in as-is or rent it out. Looking for a pre-sale?
