Curb Appeal
This Tsawwassen post-and-beam stunner in Pebble Hill had a glorious renovation inside but an exterior that didn’t match. To modernize the look, it took a repaint in a modern grey with cedar soffits and some simple landscaping. When the inside and outside match, potential buyers are much less likely to look for negatives. Curb appeal matters, resulting in a one week sale in 2015.
Highlight Views
This top level Kitsilano one bedroom had some of the best views in the City but were hidden behind sullied carpet, dated wall colours and kitchen finishings. There was no hiding that this was a project, but we wanted to show this home as well-maintained and needing a simple aesthetic update. The combination of a thorough clean, repainting a brighter white and the full staging led to the views being the focal point and the sale of this unit in the first week, 22% above asking price in spring 2018.
Live Outdoors
This large North Vancouver townhome had a gorgeous location in the woods with a spectacular patio that had seen better days and an interior update that was lacking some finesse. Our painter removed all the old deck paint and chose a new colour closer to the original cedar, while our stager utilized both seating and eating areas to show the variety of uses of the large, west-facing space. As a result this home sold close to asking price in 2 days in 2019.
Interior Space
Inside the townhome, we used contemporary finishings and furniture to display the utility and modernity of the renovated space, and applied a new coat of brighter paint to bring an airier feeling into the home.
Modern Lighting
Lastly, the kitchen had been updated and left with a dated fluorescent panel light. An inexpensive and quick change by our electrician: we replaced the panels with paneled pot lights to avoid the offensive fluorescent light.
Small Facelift
This ground-level Kitsilano two bedroom condominium needed an aesthetic update, but featured a huge patio steps to the beach. To present this as ready for a quick facelift and with a small budget and 5-day timeline to list, we painted the walls and the dated cupboards (even if they were to be renovated), fixed small items through the condo and repurposed the existing furniture alongside a few staging elements for a retro-modern look. With the market cooling, this unit sold just shy of asking price in its first week in the late summer of 2018.
